Black Mountain Golf Club in Hua Hin, Thailand, has been launched as one of the most exclusive golf projects in Asia. iHuaHin.com has met the Managing Director, Mats Österborg, and the Sales Manager, Cheeravat Choojitarom, among other things to learn more on the Club Model under which the property at Black Mountain are sold.
Mats and Cheeravat meet us at Black Mountain’s Club House, located some 10 kilometres northwest of Hua Hin town. Mats says these have been hectic days due to various property exhibitions and the preparations for the Grand Opening Ceremony that will take place on 5 January. In early December, the villas and condos at Black Mountain were presented during an exhibition held at Sofitel Centara in Hua Hin. The interest among the visitors — of which the vast majority were Westerners and people from the Asian region — was great.
“We believe that a large share of the positive interest can be derived from the fact that Black Mountain has an ability to offer a unique living opportunity in an attractive golf environment”, says Mats.
Another factor that contributes to the large interest is that the Golf Course, which by the way is of Championship standard, was appointed the second best new Golf Course in Asia Pacific during the Asian Golf Monthly Awards. Apart from this, Black Mountain will be hosting an Asian Tour competition that will take place during the first quarter of 2009.
Since there is some uncertainty regarding the land ownership situation in Thailand, one might indeed wonder what model Black Mountain has chosen under which to sell the properties. The Management Team has spent a lot of time picking a model where the buyers of the villas and the condos should be able to feel as secure and confident with their investment as possible:
“Being a property investor in Thailand, you want to be sure there are no problems when it comes to utilizing and owning your house or condo”, explains Mats.
When you buy a property at Black Mountain, you not only get four golf memberships but also a timeless right of possession to the house or the condo. Furthermore, you will become a shareholder of the company that indirectly owns the land. A final component of security is that a lease contract will be registered at the Land Department. Each lease contract clearly states the exact location of every single property. These conditions, together with an unlimited right of inheritance, are the basis of the Club Model which, in turn, gives Black Mountain’s property buyers the highest possible security in their investments.
“One who buys a villa or a condo in our project should know he or she is given maximum security as far as the ownership is concerned. That is why we have chosen the Club Model, which is becoming increasingly used, as a means of owning properties. The main condition for the Club Model is that there is something to gather around. In our case, it turns out to be a first-class Golf Club”, Mats points out.
During the coming months, there will be a lot of things going on at Black Mountain. The Sales Manager, Khun Cheeravat, is enthusiastically looking forward towards the Grand Opening Ceremony of Black Mountain that will take place on 5 January 2008:
“We have invited around 200 VIP guests, of which the vast majority is of Thai nationality. In the Club House, a small property exhibition will be arranged. It has turned out that the interest for our properties, amongst the Thais, is much larger than we thought it would be.” Moreover, Khun Cheeravat says that the evening will include a dinner, performances and a big surprise…
Apart from the Opening Ceremony, Black Mountain will have an important role as a Gold Sponsor of Scandinavian Society Siam’s Winter and Golf Party which is to take place on 12 January. During daytime, there will be a tournament at the Black Mountain Golf Course, whereas, during night time, there will be a major Gala Dinner at the Marriott Resort.
