In order to make a relatively long and complicated story short, there are now essentially two options available: condominiums or houses with land lease. Of course, there are advantages as well as disadvantages with both: Condominiums, so-called condos, are legally rather superior, being freehold properties for foreigners, up to 49% of the total space surface in a condominium project. In addition, condominiums have the great advantage of not requiring any further maintenance when being used. The main advantage of houses is, obviously, the increased level of privacy achieved through the land plot. As a foreigner, you can own the house but not the land, which must be leased for a period of 30 years. The lease is renewable for two further periods of 30 years — that is, a total of 90 years; however, this cannot normally be legally guaranteed, unless a series of measures are taken by the landowner.
